In 2025, there is a robust movement in the real estate business in Dubai. ValuStrat, in its latest Price Index report, indicates that the prices of properties have continued to increase throughout the first semester of this year.
The valustrat analysis depicts that villas has been the best performer within the property sector in Dubai. In May alone, the average price of the villas increased by 2%, but a change over the year stands even more impressive at 29%. As part of the best annual performers, the villas of Jumeirah Islands (41%), Palm Jumeirah (40%), Emirates Hills and The Meadows (both at 27%) were in high demand.
All in all, Dubai villas have freeholds with prices rising 66 per cent from their previous market peak in 2014 and 175 per cent in comparison with post-pandemic pricing, on account of the steep rise in high net worth individuals living within Dubai.
There has also been a trend in the steady appreciation of prices of apartments with a 1.1 percent appreciation monthly and an annual growth of 20 percent. The Greens recorded the highest annual returns on capital (24%), Dubai Silicon Oasis (23%), Dubailand Residence Complex (23.%), Palm Jumeirah (23%), and Town Square (22%).
Conversely, the International City (11%) and Business Bay (16%) registered the lowest capital value increments. The average apartment in Dubai has valuation that is 73 per cent above the post-pandemic value.
More development in the future
Based on its projections, Dubai property prices may grow further by 10 percent by the year 2025. The growth will stabilize to some degree at the present level as the market will become more mature and supply-demand conditions will become less lopsided.
On the long term, an increased population and needs of houses are likely to continue putting strains in the residential property market in Dubai, said ValuStrat in one of its past reports released in this year.
