Dubai Land Department (DLD) has thus undertaken an innovative project through the introduction of the first tokenised real estate investment platform in the UAE, where every individual will get the opportunity to become a property owner in Dubai by investing just Dh2,000.

In May 2025, Prypco launched this platform, which is called Prypco Mint, in cooperation with the Virtual Assets Regulatory Authority (VARA), the Central Bank of the UAE, the Dubai Future Foundation, and Zand Digital Bank. Designed to democratise access to the real estate market, and in particular first-time and small-scale investors, it exploits tokenisation through digitally dividing physical assets into smaller units or tokens that enable investors to purchase a fractional share of the asset.

The initial stages of its pilot have been rather successful; the platform has registered transactions worth over Dh9 million in the starting month only.

One of the first users, Ahmad Faisal Al-Jamal, a long-time resident of the UAE, gives the following evaluation:

The positive thought on tokenisation is that we can invest as little as Dh2,000. This implies that everyone is the target of Prypco, according to Ahmad, who has invested Dh100,000 in various property tokens.

He said, Now, Everybody can become a landlord in Dubai.

This is another novelty that coincides with the current efforts of Dubai to set the pace on the digital transformation and innovation with fintech, as well as support its long-term vision to stay a global investment destination. With the reduced entry threshold, Prypco Mint is expected not only to appeal to the experienced investors, but also to the young professionals, the expats, and the middle-income residents who could not always afford real estate in the past.

However, the analysts expect such benefits as increased liquidity, better transparency, and improved accessibility, as well as the attraction of a tech-savvy generation of investors.

As the tokenisation of real estate is getting more and more popular all over the world, the fact that Dubai was one of the first places where this phenomenon was welcomed makes the city even more of an innovator hub where the concept of real estate ownership can be expanded beyond the minority of privileged people to an opportunity available to everyone.
